Welcome to Lulu City 48, an Property Manager home!
This two-bedroom condo is located just 100 yards from Lift #7 in the Lulu City Condominiums and offers plenty of space and a great mountain vibe.
Guests enter this home up one flight of exterior stairs and are welcomed into an inviting open living space. The living room has a massive sectional sofa, flatscreen TV with Roku, and double doors leading to a deck that overlooks the ski area.
The dining room and kitchen are located adjacent to the living room and offer plenty of space for guests to spread out. The dining room sits up to eight and has a small sitting area with a couch that is also a queen sleeper sofa. The dining room is open to the kitchen, which has an electric stove, microwave, toaster, coffee maker, blender, spice rack, and all utensils needed to cook any meal. A private stackable washer and dryer are located in the kitchen closet.
Down the hallway are two bedrooms and bathrooms. The master bedroom has a queen bed, large closet, and ensuite bathroom with granite countertops and a shower/tub combination. The second bedroom has a queen bed and a twin bunk bed in the same space, as well as an ensuite bathroom that is also accessible from the hallway. The bathroom has a step-in steam shower with two showerheads and single vanity.

- Notice: The Lulu City pool and hot tub are closed from Oct.6th, 2023 until Wednesday, November 22, 2023.
- There is no A/C at this property.
- Please note that the pool, hot tub, and grill area are not open year-round. These amenities are closed during the off-season months of April, May, October, and November.
- We allow service animals at this home. If undisclosed pets are brought into the home without Property Manager’s approval there is a fine of $500 per pet.
- Telluride experiences "off-seasons" in the spring and fall. Many services are not available to travelers. Please check activities/restaurants/home amenities, etc. when booking these dates.
- Please note the Lulu city Pool and hot tub will be closed from Thursday, April 6th through Wednesday, May 24, 2023. The barbeque and fire pit will remain open.
- Please note; As a ski town, many construction projects happen around town all summer. Working hours are 8 am-7 pm.
Parking Details:
Only one vehicle is allowed for free parking.
A pack n’ play travel crib and a high chair are available upon request.
All bookings over 28 days require a security deposit to be charged after booking.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at Property Manager than the health, safety, and experience of our guests & staff. We’ve enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
