Welcome to Blue Mesa Lodge 40B, an Property Manager home!
The granddaddy of Mountain Village Core lodging, the Blue Mesa Lodge, and Condos offer centrally located accommodations. 40B is located in the building that sits on the east end of the plaza on the opposite end of the La Piazza restaurant. The front door is on the north end of the building.
Enter the unit from the fourth-floor hallway (that has elevator access). Upon entering the unit, guests are welcomed into a large living space. The living room has a queen sofa sleeper, 26-inch flat-screen TV with a DVD player, and balcony with views of the plaza below and San Sofia Ridge beyond. There is a full kitchen with seating for up to four at the breakfast bar. A dining room table offers seating for six and access to the balcony. A bathroom with a walk-in shower is located on the main floor. Up the spiral stairs, you’ll find an open loft-style sleeping area with a queen bed, a 15-inch TV with a DVD player, and a bathroom with a shower/tub combo. Please note that this loft does not have doors and is open to the living space below.
The complex is ski-in/ski-out, just feet from the ski runs of Lifts #1 and #4.
Need more room? Blue Mesa 40B can be booked along with sister units 40A and 40C — all three spaces can be combined with adjoining doors for a true group-friendly stay!

*Home Truths:*
- Please note: The fireplace is currently inoperable.
- There is no A/C at this property.
- There is a ski locker and common laundry on site.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without Property Manager’s approval there is a fine of $500 per pet.
- Telluride experiences "off-seasons" in the spring and fall. Many services are not available to travelers. Please check activities/restaurants/home amenities, etc. when booking these dates.
- Please note; As a ski town, many construction projects happen around town all summer. Working hours are 8 am-7 pm.
- Please note that units 40A, 40B, and 40C can be combined with adjoining doors if booked by the same guest.
- Please note that the golf course is members-only, and guests do not have access to it.

- This condo has one parking space in the Blue Mesa garage.
- Garage Height: 6’8".
- Local parking lots available for additional fees. Please see the booking hub for more details once booking is confirmed.

- Please note that no reimbursement will be given if guests cannot use the spot provided.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at Property Manager than the health, safety, and experience of our guests & staff. We’ve enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
