The villa is located at the beginning of the beautiful Valle di Chio, 2.5 km from Castiglion Fiorentino, a town of Etruscan origin (Oppidum Etrusco Archaeological Museum of Castiglion Fiorentino).
The origins of the property date back to the 17th century. Originally the property was a country house, identified as “Farmhouse”. From the 17th century the house has been modified several times, assuming from the end of the 19th century. - early 20th century the current structural features, such as the external stone staircase and the typical loggia. The garden is large, sunny, wooded, fenced, and it has lawn and flowers, some dining tables and a barbecue. From the beautiful infinity pool (14 m x 5 m) you can enjoy a wonderful view of the surrounding hills, and the town of Castiglion Fiorentino.
Guests have access to a private covered parking for two cars.

Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House Rules
- Pets are not allowed. It is forbidden to organize parties and events.
- Included in the price: Utilities (water, gas, electricity except heating); house, garden and pool maintenance; Internet Wifi; weekly mosquitoes disinfestation (use of eco-friendly products).
- Excluded from the price: Final cleaning (150.00€); heating according to consumption during the winter months. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 300.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
