The villa is nestled among the olive trees and woods of Colle di Buggiano, a small Medieval village in the Tuscan hills. The property is located along the Cessana torrent, surrounded by a garden with several plants and flowers. Inside the garden you will find some terraces, a ping-pong table, tables and seats where you can relax while reading a good book under the shade of trees.
Moreover there are two barbecues, ideal for preparing tasty grills with friends.
The outdoor spaces are embellished by a lovely pool (13.3 x 5.5 m - depth 1.45 m), nestled in the greenery and equipped with gazebo, dining table, chairs, sun loungers and external shower.
Finally, at guests’ disposal an uncovered private parking (for 4 cars), and a laundry room (with washing machine, dryer, ironing board and iron).

Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House Rules
- Pets are not allowed.
- Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.
- Excluded from the price: Final cleaning (100.00€); breakfast 5.00€ per person; lunch/dinner of your choice from the menu (50.00-70.00€ per person); cooking course (70.00€ per person, including lunch/dinner after course); wine tasting; the wine cellar can only be used for dinners with chef (upon request); CAI trails; relaxing massages (60.00€/1 hour). Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 400.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.
