Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • By booking this reservation, you agree to the additional policies, terms, and conditions below.
  • UNIT SPECIFIC TERMS
  • - Due to local laws or HOA requirements, guests must be at least 28 years of age to book. Guests under 28 must be accompanied by a parent or legal guardian for the duration of the reservation.
  • - 1 dogs, weighing 30lbs or less, are welcome in this home. No other animals are allowed without specific Property Manager approval.
  • - The property shall not be used by more than the number of adults and children listed in your reservation.
  • - All guests shall abide by Property Managers good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
  • - If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
  • - No smoking of any kind is permitted anywhere on the premises.
  • - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
  • - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.

  • - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Property Manager.

  • The total cost of your reservation for this Property includes a damage waiver fee USD with the following costs, plus tax if applicable

  • 1 bedrooms 60 for stays 1-3 nights, 15 per night for stays 4 nights.
  • 2 bedrooms 80 for stays 1-3 nights, 20 per night for stays 4 nights.
  • 3 bedrooms 100 for stays 1-3 nights, 25 per night for stays 4 nights.
  • 4 bedrooms 100 for stays 1-3 nights, 25 per night for stays 4 nights.
  • 5 bedrooms 120 for stays 1-3 nights, 30 per night for stays 4 nights.
  • 6 bedrooms 120 for stays 1-3 nights, 30 per night for stays 4 nights.
  • 7 bedrooms 140 for stays 1-3 nights, 35 per night for stays 4 nights.
  • 8 bedrooms 140 for stays 1-3 nights, 35 per night for stays 4 nights.
  • This fee does not apply to stays of 90 or more nights
  • The Damage Waiver covers you for up to 3,000 of accidental damage to the Property or its contents such as furniture, fixtures, and appliances as long as you report the incident to Property Manager prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
  • How to Report Damage
  • Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages.
  • Damage Waiver Additional Terms and Conditions
  • The Damage Waiver only covers damage that occurs during the authorized rental period and that Renter or an authorized guest reports PRIOR TO CHECK OUT.
  • The Damage Waiver does not cover intentional damage or damage caused by smoking, pets or other animals brought onto the Property, or criminal activity.
  • The Damage Waiver does not cover damage to any structure other than the Property covered by your confirmed, non-fraudulent reservation.
  • Renter is responsible for any accidental damage that exceeds 3,000. Damages for covered claims in excess of 3,000 or for uncovered claims will be charged to the Renters credit card.
  • The Damage Waiver program is provided and administered by Property Manager and is not an insurance policy. The Damage Waiver does not provide liability coverage and does not cover vehicles or guest personal items.
  • This property is managed by Property Manager Michigan LLC.

  • Pier 9 is family-friendly and quiet community and we appreciate that our homeowners and guests follow our established rules. We ask that guests respect our property, our pool rules and respect our neighbors. Owners at Pier 9 and our property manager are empowered to address any infraction of our rules and will immediately report them to the appropriate homeowner or rental agency.
  • We hope you enjoy your stay and Pier 9 and trust that you will respect our community, our neighbors and our property.
  • Below are the association rules and additional helpful information for owners and renters. Contact information is also provided. Any violations of the rules by the renter are subject to immediate vacancy of the unit. Fines can also be imposed on renters and owners.
  • Parking Spots
  • You may only park in the below designated spots. Parking on the grass areas along Goodwin Avenue is NOT allowed. If you are parked in someone elses parking spot or on the grass areas, you will be towed at a cost to the owner of the vehicle. Do not make a third spot by blocking in your spots as it blocks others entering and leaving the lots. Guest spots are reserved for owners.
  • Unit 1 - spaces 9 and ten Unit 11 - spaces 21 and 22
  • Unit 2 - spaces 3 and 4 Unit 12 - spaces 23 and 24
  • Unit 3 - spaces 17 and 18 Unit 13 - spaces 26 and 27

  • Occupancy
  • Only the stated number of people per the rental company listing are allowed. Renters are not allowed to have guests. Only 2 people per bedroom plus 2 others are allowed per unit. There are no exceptions to this rule.
  • 2 bedroom 6 people maximum
  • 3 bedroom 8 people maximum
  • 4 bedroom ten people maximum
  • Garbage
  • The garbage dumpster is on Greenwood past the pool. Currently, recycling is not an option at Pier 9. Please, make sure trash goes in the dumpster and not on the ground. No large items should be left next to the dumpster. If the garbage appears full, make sure you are using both sides, front and
  • back of the dumpster. The top should be secured with the bungie cords to ensure animals do not get in. The gate should be fully closed and latched. Do not use the neighbors garbage cans.
  • Pool - The pool is for owners and renters only. Renters are not allowed to have guests at the pool. All posted rules should be followed.
  • 1 Use pool at your own risk
  • 2 No glass, food or drink drinks and small snacks are okay as long as you make sure to remove your trash so we do not attract bees, ants, animals, etc. Picnics and full meals should not be eaten at the pool. If you spill a liquid, wash it down immediately.
  • 3 No animalspets are allowed
  • 4 Be considerate no yelling or other loud noises
  • 5 No running, pushing or other dangerous horseplay
  • 6 Management reserves the right to deny use of pool to anyone at any time
  • 7 Children must be supervised
  • 8 Do not leave towels or pool toys behind
  • 9 Close umbrellas when not in use
  • ten Pool Hours are from 800 a.m. to ten00 p.m. EST
  • 11 In case of an emergency dial 911. Tell the dispatcher that you are located at 16017 Greenwood Avenue, Union Pier.
  • Additionally, be respectful of others by using only the needed amount of chairs and space at the pool. You should not be taking over the pool. We all share the space so please be considerate and make room for others in and out of the pool. Please pick up after yourself. If you move the chairs around, please return to original locations.
  • Swim diapers are required and regular diapers should not be worn in the pool. The two gates should always be latched closed. Do not prop open gates. A net is available on the fence for you to use to remove debris in the pool prior to swimming. Sand should not be brought into the pool, use shower if necessary. The pool is not to be used to get sand off after being at the beach.
  • Noise
  • The property follows the pools hours as far as quiet hours ten00 p.m. to 8 a.m. EST. Please keep music and voices low anytime and during quiet hours if you are using the outside spaces or screen in porches. Be respectful of units that are below you as they can hear your noise from above them. Dogs should not be left in screen in porches if they are barking.
