La Martinella is a 17th century stately home which a noblewoman of the same name took as dowry when she married an important gentleman of the time. Imposing pieces of 19th century furniture decorate the spacious rooms, with high ceilings adorned with frescoes and friezes depicting the history of the Perugia families who owned the house. Each room still contains the original materials, salvaged, conserved and re-used over the years, such as the old terracotta floors, the stone cladding of the fireplaces and the wooden ceiling beams. Part of the ground floor consists of the caretakers’ apartment with private entrance; the caretakers are very discreet and will not interfere in the guests’ privacy. Not far from Passignano sul Trasimeno, a charming village reflected in the waters of the lake, the villa stands on a little hilltop in the green countryside overlooking Lake Trasimeno and the surrounding hills, facing an area that will satisfy your every interest and passion, whether they be for the history, culture, folklore and traditions of these places, and will give you unforgettable days. The convenient location, close to major road links and train stations, will allow you to wander at your leisure among the countless beauties of Umbria and Tuscany - large towns like Perugia and Siena, famous medieval villages like Cortona and Castiglione del Lago and excellent food and wine .
Interior:
The villa has three floors: the guests’ apartment is on the first floor which is reached by an imposing internal staircase. The entrance opens into a large hallway that leads, on the right, into a comfortable sitting room, with fireplace, communicating with the well-equipped kitchen with dining area and with a corridor on to which open a double bedroom with adjacent bathroom with shower, two double bedrooms, each with en-suite bathroom with shower, and a twin bedroom with joinable beds served by a bathroom with shower located opposite it. To the left of the main entrance, a second door leads to a large, luminous living room, also with fireplace, to the dining room and to two bedrooms, one twin with en-suite bathroom with shower and the other double, with divisible beds and en-suite bathroom with tub.
Park:
The property is surrounded by a 13-hectare estate comprising woodland, vineyards and olive trees. Around the house wind a few paths where you can wander off in search of an intimate contact with nature that is so lush in these regions. In the 1000 sq m of the fenced garden around the house you will find absolute peace: the branches of tall lime trees and mighty oaks shelter small stone benches for you to sit and contemplate the landscape, while bushes of lavender and roses, lemon trees and colourful flowers brighten every corner of the garden. You can pass the time swimming in the limpid pool or organizing pleasant summer meals on the panoramic terrace, illuminated by beautiful lanterns, or under the large portico with wood stove. Just in front of the main entrance is a handy parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool, set in a splendid panoramic position overlooking the lake, is located at a lower level with respect to the house and is visible from some of the bedrooms. Its rectangular shape is softened, on one of the shorter sides, by a semicircle with Roman steps for entry to the water. The pool measures 5 x 10 m with a constant depth of 1.50 m, it has internal lighting and salt purification, is lined in white PVC and can be covered at night. In the spacious solarium area, almost entirely planted with grass, is a portico with wood stove, large table and chairs and a small stone building with kitchenette, bathroom and changing room. Sunbeds, deckchairs, gazebo and umbrella are provided and there is a hot and cold water shower. The pool is available from the last saturday of April to the first saturday of October.

About the area
Cortona, a charming hilltop town in the province of Arezzo in Tuscany, Italy, is a destination that captivates with its rich history, stunning views, and cultural depth. Perched on a hill overlooking the Val di Chiana, Cortona offers a picturesque setting that has inspired artists, writers, and travelers for centuries.
The town's origins date back to Etruscan times, and its ancient walls still stand as a testament to its storied past. Visitors can explore the Etruscan Academy Museum, which houses an impressive collection of artifacts from the Etruscan, Roman, and Egyptian civilizations. The Diocesan Museum is another cultural treasure, home to significant works of art, including the famous Annunciation by Fra Angelico.
Cortona's medieval architecture is a delight to explore, with narrow cobblestone streets leading to hidden squares and beautiful churches. The town's centerpiece is the Piazza della Repubblica, where the Palazzo Comunale (Town Hall) stands with its impressive clock tower. The Santa Margherita Sanctuary, perched at the highest point of the town, offers panoramic views of the surrounding countryside and Lake Trasimeno.
For those interested in literature and film, Cortona gained fame as the setting for the book and movie "Under the Tuscan Sun." Fans can visit locations featured in the story and experience the romantic allure that drew the author, Frances Mayes, to this enchanting town.
Cortona is also a haven for food lovers, offering a taste of authentic Tuscan cuisine. Local specialties include pici pasta, Chianina beef, and the prized white truffles that grow in the region. The town's weekly market is a great place to sample local cheeses, cured meats, and other regional products.
The surrounding countryside is dotted with vineyards and olive groves, making Cortona an excellent base for wine tasting tours and culinary excursions. The nearby wineries produce some of Tuscany's finest wines, including the renowned Vino Nobile di Montepulciano and Chianti.
Throughout the year, Cortona hosts a variety of events and festivals, such as the Cortona On The Move photography festival, the Cortona Mix Festival of music and art, and the Tuscan Sun Festival, which celebrates the region's culture, food, and wine.
In essence, Cortona is a treasure trove of history, art, and gastronomy, offering a quintessentially Tuscan experience that is both enriching and unforgettable. Whether you're seeking a romantic getaway, a cultural journey, or a culinary adventure, Cortona is a destination that truly has something for everyone.
