Dimora San Germano is an elegant Tuscan-style rural house, standing on the rolling hills that surround the attractive borgo of San Miniato, guardian of the river Arno, flowing slowly from Florence towards its mouth in Pisa. Cradled by the rolling hills in the area, you will experience unforgettable moments sampling the renowned truffles or playing golf on the panoramic course or strolling along the streets of the historic town centre up to the top of the tower with its beautiful view. The house, recently renovated with style and elegance, combines materials of Tuscan tradition, like terracotta, wood, sandstone, marble and the ceramics of nearby Montelupo, already famous at the time of the Medici, with the good taste ot the owner, creating one of the most beautiful houses in the area. The structure, on two floors, is totally air conditioned ,have charming bedrooms ,bathrooms adorned with mosaics and washbasins of unique shape carved out of marble, cosy living areas, a garden with gazebo for outdoor living and a uniquely-shaped pool with a view over the fortress. Few steps from the house and the pool is the ex-barn, finely restored with a TV room and living room for unforgettable evenings. The porch next the ex-barn has a tennis table. The strategic position of this property allows quick, easy trips to the main tourist attractions like Florence, Pisa, Lucca, Montecatini Terme, Siena as well as to the Tyrhennian coast with its renowned golden beaches and the top spot, Forte dei Marmi. The villa is perfect for those departing on bike rides or for those just wanting to relax in the large garden with its cosy set-up areas in close contact with nature and to enjoy the rural atmosphere. About 45 minutes away are the spa resorts of Grotta Giusti, with its thermal pool in the grotta, and Casciana with its outdoor thermal pool. Please note: within the property, the caretaker lives in a ground-floor apartment with a private entrance. He discreetly handles the maintenance of the garden and the swimming pool, which are for the exclusive use of guests. He is also available should any needs or requests arise during the stay.
Interior:
The property is composed of three separate apartments on two floors all with air conditioned. Entering the ground floor from the courtyard in front, you come to a spacious living area with built-in kitchen . On the left is a double bedroom with direct outside access through the French window with pool view and with ensuite bathroom with shower. Continuing on you come to the dining room with access to the garden on the pool side and to the outdoor dining, bathroom with shower and a double bedroom. On the right of the house is the laundry room with access from outside. Going up to the first floor, by the internal stone staircase, you reach a living area with kitchenette with single sofa bed and the sleeping area with bathroom with shower, a double bedroom with joinable beds and a second double bedroom with ensuite bathroom with shower. An external terracotta staircse on the pool side of the house leads to a living area with kitchenette and a single sofa bed. In the sleeping area is a bathroom with shower serving one twin bedroom and one twin with joinable beds, a double bedroom with ensuite bathroom with shower and a storage room. Few steps from the villa is the ex-barn, finely restored with a TV room and living room. Air conditioning in all the main house (excludef the ex-barns).
Park:
Dimora San Germano is surrounded by a well-maintained park of 6.000 sq m, completely enclosed and bordered, along the front, by hedges to guarantee privacy. At the back, the hill position affords a beautiful view of the borgo of San Miniato with its charactieristic tower reaching to the sky. The garden on the pool side is a succession of olive trees, lawn and other herbs. Just past the entrance gate to the property is a parking area in front of the house which allows easy access to the two floors of the house. Here you will find an outdoor living area with small sofas and armchairs and a very colourful garden with bushes of Mediterranean herbs and vases of flowers. Cypresses and olive tress delimit the lawn areas in the centre of which lies the beautiful 2-level pool with solarium area. You can dine outdoors in the gazebo on the pool side furnished with table and chairs and mobile barbecue.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Set between the olive grove and the lawn is the pool with cascades, 20 m from the house and reached across the lawn. You come first to the welcoming solarium in Tuscan stone mosaic with sunbeds and deckchairs where you can relax in peace. The pool complex, formed by three pools, creates a play of water which, from the highest pool, the Jacuzzi, flows down to the main pool, creating an emotional cascade, and then ending up in the children’s pool. A small white stone path leads down to the main infinity pool, finished in coloured cement, which measures 4.50 x 12 m with the depth ranging from 90 cm at the entrance steps to 140 cm next to the emotional cascade coming down from the Jacuzzi (4 x 2 m) with its amazing view. At ground level is the children’s pool, connected to the first two by a nice emotional cascade, which measures 2 x 3.5 m with a depth of 40 cm. The pool has a multicolour LED lighting system, salt purification and a cold-water shower by the solarium. The pool is open from the last Saturday in April until the first Saturday of October.
