Set in the hills of San Casciano dei Bagni and Chiusi, among the most beautiful and fascinating borghi in Tuscany and on the slopes of Monte Cetona, you find the magnificent Podere Fabbrica. This stone farmhouse, which is encircled and encapsulated by majestic cypress trees is located on the border between Tuscany and Umbria. Framed by its stunning position, the house will welcome you inside, flaunting the fine materials consistently used in the rooms and in the external areas. These range from the famous, strictly hand-made terracotta to the chestnut beams that support the ceilings. Podere Fabbrica consists of the main house and an annex. The structure lends itself perfectly to family reunions, groups of friends or families with children who want to spend their holidays together while protecting their privacy. The garden abounds in plants, tall trees and flowers typical of the area and, just a few metres from the house, on a lower terrace, is the beautiful and panoramic infinity pool. Enjoying an aperitif under the gazebo by the pool or dining under the pergola will be an unforgettable experience, especially at sunset with the view over the hills and surrounding borghi. The podere is the result of the reclamation of an old 19th century farmhouse which has been restored thanks to the renovation work that has given new life to a unique location. For extra comfort, the spacious bedrooms are all air-conditioned. In short, a wonderful home for those in search of privacy and relaxation. Just a short distance from the A1 motorway, the Autostrada del Sole (with the Fabro exit about 12 km away), the house stands in a privileged geographical position that, although secluded, allows you to easily move around to visit the splendid little towns of the Val di Chiana like Montepulciano, Cetona or Chianciano Terme, the borghi of the nearby Val d’Orcia like Montalcino, Pienza, San Quirico, Castiglione or Bagno Vignoni and those in the region of Umbria.

Interior:
The property consists of two structures: the main house and an annex. MAIN HOUSE. Composed of three floors connected both internally and externally. The ground floor consists of the common area: the main entrance leads into the living room with various comfortable seating areas, fireplace, sofas and satellite TV. From the living room you proceed to the well-equipped and bright kitchen with, next to it, the dining room and, completing this floor, a guest bathroom. The main stairs take you to the first floor with its sitting room and fireplace, two double bedrooms (one with divisible bed), one with ensuite bathroom with tub and one with adjacent bathroom with shower. From the main stairs, and only up a few steps you also reach a kitchenette, a sitting room, a guest bathroom and a double bedroom with divisible bed and ensuite bathroom with shower. Going up a flight of stairs, you come to two double bedrooms (one with divisible bed), both with ensuite bathroom, one with tub and one with shower. All the bedrooms have air conditioning. The main house is completed by a majestic cellar, with a masonry arched roof, accessible by an internal staircase or directly from the outside through glass doors. This room contains a fireplace, large table and chairs for 14 people and, as well as being a cool relaxation/sitting area, it can also be used for ceremonies, conferences and parties. ANNEX: Just one floor, it is located at a slightly lower level than the main house and is reached down a path across the lawn. The main entrance leads into the sitting room furnished with table, chairs, sofa and fireplace. On the right is a kitchenette, a double bedroom with divisible bed and an adjacent bathroom with shower. Air conditioning only in the bedrooms.
Park:
The wonderful estate in which the house is located extends for about 5 hectares, partly cultivated land and partly woodland. The lush garden of about 2000 sq m abounds in many types of flowers that alternate in the manicured lawn areas around the house and in the pool area. A row of majestic cypress trees flank the driveway to the house and around the pool. Outside the kitchen, on a lower terrace, is a large paved pergola with a dining area furnished with table and chairs. Next to the main entrance is a large furnished portico providing shade during the hottest days. Adjacent to the annex is a beautiful furnished gazebo and finally, a pebble path leads to a romantic, shady, panoramic pergola. The 5-car parking area is at a lower level with respect to the main villa.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful infinity pool lies on the lower terrace of the property and is accessible from the house across a stretch of garden, going down a short flight of steps or alternatively from the annex through the pebble path. In front is an open view of the countryside offering beautiful, dramatic sunsets. The rectangular pool measures 6 x 12 m with the depth ranging from 1.20 to 2 m. Lined in grey stoneware tiles, it has salt purification, internal lights and 4 submerged steps for access to the water. The large, stoneware-tiled area surrounding it is equipped with a gazebo, sofa, coffee table, sunbeds and deck chairs. In a small annex next to the pool is a bathroom with shower and a laundry. The pool is open from the last Saturday of April until the first Saturday of October
