This luxurious villa on a hill overlooking Baie Rouge is facing the Caribbean Sea, the far distant St Martin’s mountains, and the island of Anguilla. The special location provides unforgettable views of the sky, the sea, and the scenery of the mountains in the back.
It’s a real postcard sea view all day long, and at night you won’t feel alone as you have the lights of Marigot.
The villa features three equal oversized suites out of Italian tumbled marble; each one with a sea view, even from the bathroom. All of them have a private terrace as well as a private patio or garden.
You enter a double living-room connected with a 2-arches dining-room, outside dining, and living-room near a large 50’x20’ heated swimming pool.
A very large Kitchen-Bar facing Baie Rouge with a double sliding window and granite countertops makes the cooking a pleasure.

Payment and Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) cancellation is within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
